What I can do for you

Project planning

Scope, realistic budget, schedule and the permits and approvals you will need before any work starts.

Quote and contract review

Compare contractor bids line by line, identify what is missing, and have the contract prepared and administered properly, including insurance requirements.

Contractor selection

Help choosing qualified, insured trades and general contractors, and checking references and past work.

Site visits and progress reviews

Regular inspections during construction so problems are caught early, not after the drywall is up.

Payment and change-order control

Review invoices against work completed, manage holdbacks and keep extras from getting out of hand.

Deficiencies and disputes

Independent assessment of poor or incomplete work, deficiency lists, and practical help resolving contractor disputes.

For contractors

Project consultation for contractors, from a few thousand dollars to over $75,000,000.

Contractors and builders engage me for an experienced second set of eyes on a project at any stage: before bidding, during construction, or when a job has run into trouble. The size of the project does not matter; the same discipline applies to a small residential job and a large commercial build.

Bid and estimate review

Pricing, scope gaps, risk and contract terms before you commit.

Scheduling and sequencing

Realistic schedules, trade coordination and critical-path problems.

Change orders and claims

Documenting extras, delays and disputes so you are paid for the work you do.

Troubled projects

Getting a job that has gone off track back on budget and on schedule.

Contract preparation and administration

Preparing the contract, then administering it through the job: notices, approvals, progress payments and holdbacks.

Insurance, dispute resolution and termination

Advice on insurance requirements, resolving disputes before they escalate, and terminating a contract properly when it comes to that.

How it works

Three simple steps

1

We talk about your project

A first conversation by phone or at your home to understand what you want to do, your budget and your timing.

2

You get a clear plan

A written summary of the scope, realistic costs, the steps involved and what to watch for, so you can decide with confidence.

3

I stay with you as needed

From a single review to ongoing site visits through the whole job, you choose how much help you want.

About

Fifty years of construction experience, working for you.

I have spent more than five decades in the construction industry in Ontario, through The GeoFocus Group in Woodbridge. I have seen what goes right on a well-run job and what goes wrong when homeowners are left to manage contractors on their own. My role is to be your independent advisor: I do not sell construction services, so my only interest is that your project is done properly, on budget and without surprises.
